Ask what the number includes
Start by asking what the price covers, because two quotes can look far apart while they cover different work. Confirm whether it includes the inspection, every sleeping room, furniture, products or equipment, travel, VAT, return visits and monitoring.
If a firm gives a price before it asks about your property or what you found, treat it as an estimate. A defined programme names the rooms, the visits and the follow-up. Our guide to finding a bed bug exterminator explains how to check the firm itself.

Council charges as a yardstick
Because councils publish their prices, they give a useful yardstick. As of October 2026, Manchester City Council lists bed bug treatment from £148 including VAT for a standard home, with a free survey first. Leeds City Council charges £190 including VAT for up to three treatments.
Sheffield City Council lists £362 per treatment for a standard three-bedroom semi, or £106 for occupiers on qualifying benefits. It adds £58 for each further visit. Since councils change their pages, check each figure on the council's own page before you rely on it.
However, they are not a national tariff. Eligibility, property size and rules for shared houses differ between councils, and a private firm may price the same job another way. We do not publish an average private price because we found no reliable UK source for one.
Why the method changes the cost
Whole-room heat needs specialist equipment and a lot of energy, because it warms floors, walls and ceilings as well as furniture. BPCA's heat treatment guide says you should beware of a very low price for heating a whole room. The work needs trained staff and powerful kit. Read our post on bed bug heat treatment for the temperatures and questions to ask.
Residual insecticide programmes usually spread the work over several visits. Leeds, for example, says its products keep working for several weeks after a treatment. Neither structure is automatically better, so the quote should explain why the method fits your evidence and property. The treatment methods guide compares them.
Size and layout still matter
Larger homes with more rooms usually need more inspection and treatment time. A studio flat and a five-bedroom house therefore rarely cost the same. Ask the firm how it decided the number of rooms and visits, so you can see where the money goes.
Spot the gaps in a quote
Look for items that sit outside the price. Preparation is a common one, because BPCA lists poor preparation as a top reason for failed treatments. Agree beforehand who prepares each room, and ask what happens if the work cannot go ahead.
Warranty terms deserve a careful read too, because a warranty that depends on impossible preparation, or on no follow-up at all, offers little protection. Use our questions to ask checklist when you call, and see the prepare for a visit guide for the practical steps.
Frequently asked questions
How much does bed bug treatment cost in the UK?
We have not found a reliable UK average for private firms, so we do not quote one. Published council charges run from £148 in Manchester to £362 per treatment for a standard Sheffield home (checked October 2026). However, private prices may differ, so ask any firm for a written quote that lists the rooms and visits.
Does the price include follow-up visits?
It depends on the provider. Leeds covers up to three treatments in its £190 fee, while Sheffield adds £58 for each visit after the first. Ask every firm exactly how many visits are in the price.
Is heat treatment always more expensive?
Not always, but BPCA says whole-room heat treatment is an expensive process that needs specialist skills and equipment. Cost depends on the property and the method, so compare the written scope rather than the headline figure. You can also ask for a temperature record from the job.
Can the council help with the cost?
Some councils do. Sheffield lists a lower charge for occupiers on qualifying benefits, while Manchester starts with a free survey. Many other councils do not treat bed bugs at all, so check the post on council services.
